Coppard Giles are experienced at acting for Landlords or Tenants in relation to building works being undertaken during the course of commercial leases.

With an extensive experience of commercial lease issues, dilapidations, and the technical and statutory aspects of building projects, we are ideally situated to advise Landlord or Tenants in relation to building works that are planned during the course of a commercial lease. We undertake a range of activities in this field, including: –

  • Advising Landlords or Tenants (in conjunction with solicitors) in the preparation of a Licence to Alter for building works, acting either for the Landlord to review proposals, or on behalf of Tenants seeking to obtain a Licence.
  • Monitoring Tenant building works on behalf of Landlords to ensure compliance with Lease or Licence terms.
  • Negotiating on behalf of Landlords and Tenants.
  • Advising Landlords or Tenants (in conjunction with solicitors) on the drafting of commercial lease terms. For example, in anticipation of proposed works.
  • Inspecting works already undertaken to check on compliance with Lease or Licence terms and advising either Landlords or Tenants in such circumstances.
